1.6 Miles from the Gallatin River... 13 minutes drive to the Lower Madison River... 50 minute drive in winter up to Big Sky for skiing... 15 minutes from Bozeman Yellowstone Intn'l Airport and 17 minute drive to downtown Bozeman... what's not to love!
